The Waldorf Astoria New York reopened on 15 July 2025 after an eight-year closure — the longest and most consequential hotel restoration in recent Manhattan history. The 47-storey Art Deco landmark at 301 Park Avenue, designed by Schultze and Weaver and completed in 1931, closed in March 2017 when Anbang Insurance Group (which had purchased the property from Hilton for $1.95 billion in 2014) began converting the upper floors into private residences. The renovation, carried out by Skidmore, Owings & Merrill with interiors by Pierre-Yves Rochon, ultimately cost an estimated $2 billion in direct renovation costs, with total redevelopment expenditure estimated at $6 billion including acquisition and overruns. The project transformed a 1,400-room hotel into 375 hotel rooms and 372 private condominium residences. Both the exterior and interior public spaces are designated New York City landmarks, which constrained the scope of alterations and shaped the character of the restoration. The building’s signature spaces — the Grand Ballroom, Silver Corridor, Peacock Alley, and the lobby centred on its 1893 World’s Fair clock — have been meticulously restored.

Within Hilton Honors, the Waldorf Astoria New York is among the most expensive redemptions in the programme, priced at 150,000 points per standard room per night — the current cap for a Hilton property. At cash rates that routinely exceed $1,500 per night, the points redemption value is compelling by Hilton standards, where points are typically valued at around 0.5 cents each. Elite benefits at Waldorf Astoria properties follow the brand’s own rules rather than standard Hilton Honors policy: there is no club lounge for hotel guests (no Pearl Club or equivalent operates at this property), and Diamond status does not grant lounge access or complimentary breakfast in the US, where F&B credits apply instead. Location

The Waldorf Astoria occupies an entire city block on Park Avenue between 49th and 50th Streets in Midtown East — one of the most prestigious addresses in Manhattan. The building’s Park Avenue entrance faces north along the avenue’s distinctive tree-lined median, and the Lexington Avenue side is equally accessible for guests arriving by subway. St Patrick’s Cathedral is a three-minute walk west; Rockefeller Center and Fifth Avenue shopping are five minutes on foot; Grand Central Terminal is approximately ten minutes south. Central Park and MoMA are each within fifteen minutes’ walking distance. The hotel’s location in Midtown East means it sits in the heart of Manhattan’s corporate district, which is a practical consideration for business travellers but also positions it close to the city’s main cultural and retail corridor.

For transport, the 6 train stops at 51st Street on Lexington Avenue approximately two minutes from the Park Avenue entrance — the most convenient subway connection. The E and M trains serve Lexington Ave—53rd Street five minutes away. Grand Central provides onward connections to JFK via the AirTrain (50–60 minutes in total) and to Metro-North rail for travellers with connections beyond the city. The hotel has its own porte-cochère entrance on 50th Street for arriving cars, a rare and useful facility in Manhattan.

Rooms

The reimagined 375 rooms and suites occupy floors 7 through 15 of the 47-storey building — floors 19 and above are private residences. This represents a dramatic reduction from the pre-renovation configuration, but every room is now at least 570 square feet, many more than double the size of the original rooms, making them among the largest standard hotel rooms in Manhattan. The interiors, designed by Pierre-Yves Rochon, blend restored Art Deco elements — chevron flooring, lacquered walnut millwork, bronze detailing — with contemporary technology including automated drapery, touch-panel controls, triple-pane windows, and marble bathrooms with both deep soaking tubs and separate showers. Each room features a bespoke bar area and a dressing room. There are 11 room and suite categories in total, ranging from King Rooms through Deluxe Kings, Park Avenue Suites, and a collection of larger signature suites including the 4,500-square-foot Waldorf Astoria Suite (rooms 1218–1220 configurable as a single penthouse) and the 3,000-square-foot Presidential Suite on the 35th floor.

The hotel’s suite count has not been separately published, but with 375 total rooms and a clear emphasis on large accommodation, upgrade allocation for elite members will be a point to watch as the property accumulates operating experience. Given the very early stage of the hotel’s post-reopening period, settled patterns around upgrade consistency, room allocation for Hilton elite members, and award availability have not yet been firmly established in the points community.

Dining and Bars

The hotel opened with three distinct food and beverage venues, all of which were available from July 2025. Lex Yard, the signature restaurant, is a two-storey American brasserie led by Chef Michael Anthony — the James Beard Award-winning chef known for his work at Gramercy Tavern — and takes its name from the hotel’s Lexington Avenue position and the historic Track 61 rail depot that runs beneath the building. The beverage programme was created by Jeff Bell of Please Don’t Tell, one of New York’s most acclaimed cocktail bars. Lex Yard serves breakfast, lunch, and dinner and has separate bar seating on the lower floor with full dining on both floors.

Peacock Alley, the legendary lounge that has been a fixture of the Waldorf Astoria since its 1931 opening, reopened as a full-service restaurant and cocktail bar serving breakfast and an all-day menu, with the bar open until midnight. Yoshoku occupies a minimalist space in the Park Avenue lobby and offers Japanese kaiseki dining with both tasting and à la carte menus — an unusual and considered addition for a hotel of this type. The combination of three well-differentiated venues, plus 24-hour in-room dining, represents a genuine improvement on the pre-renovation food and beverage offering.

Pool and Facilities

There is no pool available to hotel guests. The Starlight Pool — a 25-metre indoor pool on the 25th floor, named after the hotel’s legendary 1930s Starlight Roof nightclub and transformed by SOM as part of the renovation — is exclusively for residential condominium owners and is not accessible to hotel guests under any circumstances. The Guerlain Wellness Spa, which opened in October 2025 following a slightly delayed launch, spans approximately 30,000 square feet (confirmed by Wikipedia’s post-renovation description) and is one of the largest hotel spas in Manhattan. It operates a full treatment menu under the Guerlain brand and is complemented by a state-of-the-art fitness centre, sauna, and steam rooms. The hotel also has a new 10th-floor outdoor terrace, available for small receptions. The hotel’s 43,000 square feet of event space — including the landmark Grand Ballroom, Silver Corridor, and the Basildon, Jade, and Astor Rooms — reopened in September 2025.

Diamond Reserve members with a Confirmable Upgrade Reward should deploy it here: a pre-confirmed suite at this property at 150,000 points per night represents exceptional value given the cash cost of suite categories. The Waldorf Astoria New York’s reopening is the most significant luxury hotel event in Manhattan in years, and the early evidence — strong reviews, a credible chef-driven dining programme, and the sheer quality of the restored Art Deco spaces — suggests it has been done properly.

At 150,000 points per night it is expensive by any measure, but against cash rates of $1,500–$2,000+ it represents some of the best points value in Hilton Honors. The absence of a club lounge and the US F&B credit rather than complimentary breakfast mean Diamond benefits are less generous here than at comparable Hilton luxury properties in other markets. That said, for UK Hilton loyalists who have accumulated a large points balance and are looking for an aspirational New York redemption, there is no more iconic property on the programme.

The TripAdvisor score of 4.9 is encouraging but based on only 76 reviews — expect a more nuanced picture to emerge as the property settles in.
